    The wine farm is located in the rolling the Florentine Chianti hills, in an environmental context of a typical Tuscan countryside, mainly characterized by farms specialized in the production of fine wines and oil. Certaldo, San Gimignano and San Casciano are only a few kilometers, Florence is about 40 km. The dominant position with a thick curtain of olive trees, cypresses, and other local species, distinguished property with a stunning 360 degree view of the surrounding hills, but especially on San Gimignano.

    Agricultural outbuildings: are located on the back of the Ancient Villa and are assigned to the business enterprise. The construction features and finishes are suitable for the type of activity, with the functional distribution of the premises, all in a reasonable state of use and maintenance.

    Dependance: the property is part of the complex of Ancient Villa, and is used for offices and apartments. Has independent access. The construction features and finishes are excellent. Were carried out restoration and functional adaptation, using good quality materials.

    Barn No 2: agricultural barn, located near the main road, with the possibility of partial demolition and reconstruction.

    Stables: is part of the building complex and is located next to the entrance gate to Ancient Villa. It was destined to stable and is a housing unit that can easily be made autonomous.

    Farmhouse No 1: is located in the vicinity of the Ancient Villa, with access by a short stretch of dirt road that descends from the main paved road. The location is across the valley, the building is rural, with features typical of the area: brick structures, wooden beams, terracotta floors, stone stairs. All in good state of maintenance. It is susceptible to a recovery such as to obtain 6 independent apartments.

    Farmhouse No 2: farmhouse on three floors of about 1860.

    Furnace: former kiln transformed into a dwelling of about 80 square meters.

    Productive capacity:

    Wine: 310-340,000 bottles a year;
    Olive oil: 18-22,000 bottles a year.

    Winery:

    detached building of 1,585 sqm (1,370 sqm);
    new winery to achieve, with approved project for a total of 7,000 cubic meters.

    Equipment: The farm is provided with all the necessary equipment to the management of the vineyards and olive groves, both during production and in that of the transformation.

    Improvement plan: are planned and approved various projects

    7,000 cubic meters of new construction of the new fermentation room and wine cellar, oil mill, storage cellar and offices;
    transformation of 1,800 cubic meters in homes for employees or agritourism;
    construction of an indoor heated pool, connected to the outside in the summer overlooking the olive groves of the Farm.

    Terreni: 118 hectares arranged as in a fan from east to west, destined mainly to vineyards and olive groves specialized, plantations of cypress and walnut. Excellent internal roadways.

    38,5 hectares of vineyards (including 13,7 hecteres of Chianti);
    33,3 hectares of olive grove;
    5 hectares of Walnut for wood (planted in 1988 and 1994);
    3 hectares of Cypress for wood (planted in 1988 e 1994);
    2 hectares of arable land;
    27 hectares of coppice;
    21,7 hectares roadsand uncultivated land.
